Getting your home ready to sell may take more than a month. With so many other homes listed in Charlotte, it is
extremely important that your home gives a great first impression. Here is how to start:

#1 Take a "Buyer's Look" at Your Charlotte Home
You probably love the way your home looks, but buyers have to be able to imagine moving their family into your
house. Look at the nicest houses in Charlotte's neighborhoods. Why do they look better than yours? You may need
to trim some trees and bushes, plant some flowers, power wash your home and deck or make repairs to your
driveway. Make sure that your house has better street appeal than the competition. The exterior picture is the first
image that buyers see from their realtor.

Once you open the front door of your house the view should be clean and welcoming. Declutter your foyer and
make sure that the home has a desirable scent. It is important that the buyers feel at home when they walk into
your house. Declutter all of the rooms in the house. The more empty you can make the rooms feel, the larger they
will seem to buyers. Don't leave stuff sitting on the kitchen counters, coffee tables or floors. Buyers do not want to
view a messy home. As you are looking at your own home make a note of the things that could be made more
presentable.
#2 Neutralize the Colors in Your Home
This is a step that you cannot afford to skip. Your home will sell so much faster and for a much high price if all of
the rooms in the house are the same neutral color. This means have all of the rooms painted white or eggshell.
Lighter rooms will also seem larger. If you have wallpaper, you need to have the walls stripped and repainted.
Wallpaper is out of style and today's younger generations don't want to deal with the hassle of changing/fixing
wallpaper. Paint is cheap and can change the total feel of your house.
#3 Take a Look at Charlotte's Housing Market
Charlotte has been blessed with one of the nations best real estate markets. Fluctuations in real estate are area
specific and some neighborhoods in Charlotte have been affected more than others. It is essential that you

foot.
#4 Get More for Your Charlotte Home by Completing Repairs Early
Go ahead and make the basic repairs to your house, especially the noticable ones. Buyers are going to ask that you
make the repairs or they are going to take the cost of repairs off of their offer. Buyers will inflate the price of repairs
and present to you a lower offer than they would have if the repairs had been completed. This does not mean that
you have to go ahead and get a complete inspection. You want to keep some issues available for negotiating
purposes. You should repair anything that is noticable if the home were completely empty. Early repairs should
include repairing all holes in the walls and floors, replacing chipped and cracked tiles, regrouting your showers, fixing
all leaks that may be causing brown rings on your ceilings, fixing loose toilets, replacing broken windows and
recaulking your window seals.
#5 Putting Your Home on the Market - Show It to Sell It
Once the house has had a complete makeover you will want to keep certain things in mind to produce better
showings. Before leaving for work open all of the blinds in the house. If you have a showing while you are gone you
want as much light as possible in the home. Take advantage of Charlotte's climate and take note of the dark rooms
in your house. Before leaving always remove all of your pets. Buyers will be distracted by the pets and some buyers
may be allergic or scared of certain animals. Make sure that the home smells welcoming. You don't want to walk in
the door and be smacked in the face with the smell of sprayed air freshener. Use scented oils or candles to keep the
house smelling clean. Always be prepared to show your home with only a 2 minute notice. Buyers will call to make
appointments when they are sitting in front of your house.
